Are you thinking of selling your home this year? It's definitely not too late. October can be a great time to list your home for sale. There are a few intricacies to consider, but they are easily overcome with a little planning and one of our real estate agents in your corner. Here's a closer look at the pros of listing your home in October, along with a few small cons.

  • Pro: Focused, Driven Buyers
    For many people, the summer months are really busy. By October, kids have been back to school for a while, and many people's schedules are a bit more open. This means potential buyers will be better able to focus when looking at homes in October. You may receive offers faster, and the offers you receive may be more competitive because buyers are excited to get into a home before the year is over.

  • Pro: Great Weather
    In October, you don't have to worry about keeping the AC at the perfect temperature when showing the home. You won't have to worry about freezing cold days interrupting your showing schedule, either. Fall is a pleasant time for buyers to drive around looking at homes, and it's a pleasant time to be outside preparing the exterior of your home for sale, too.

  • Pro: Beautiful Landscaping
    In October, the leaves are still on the trees, and they're generally at their peak state of autumn beauty. Other landscaping details, like garden beds, tend to look nice, too. (Of course, you will want to do a little cleanup, such as dead-heading old flowers, before you list your home.)

    You won't have brown, dead grass like you might in winter or dry, dead plants like you might in the heat of summer. This can make a huge difference since first impressions are important, and your landscaping makes the first impression when showing a home.

  • Pro: Faster Closings
    As mentioned above, buyers looking at homes in the fall are often motivated to move in before the year's end. This means they're less likely to delay the closing process. Their bankers and attorneys will likely also be motivated to close the sale out by the end of the year, which may speed up the closing process even more. Waiting for the sale to close is one of the hardest parts of selling a home, and the wait is often minimized when you list in October.

  • Con: You May Not Get to Show Off Your Flowers
    While landscaping tends to look nice in the fall, this is not the peak season for many flowers. So, if you have special flowers you were hoping to show off in your yard, buyers won't get to see them. Similarly, you won't be able to showcase other summer-specific amenities like pools or fountains.

  • Con: Some Families Won't Want to Move
    Families with kids in school often don't want to move during the school year. They may want to wait and look at homes in the spring or summer when a move wouldn't mean transferring their kids mid-year. Your agent can give you more insight into whether this should affect your unique home sale.
